Sarasota Real Estate Sales Remain Steady - February 2014

The Sarasota Association of REALTORS® just released Sarasota real estate sales data for February 2014 reporting a steady paced market. Overall sales for February 2014 totaled 787, down 2.4 percent from last year’s 807 figure. Sales, however, were up from January 2014’s total of 767.

The Board also reported that short sales were down. “Only 32 of the total 787 sales in February 2014 were short sales, compared to 98 in February 2013.” “Foreclosures were still trending at about the same pace in February 2014, with 131 recorded.”

The median sale price for the 12-months ending in February was $188,000 for single family homes, about 20 percent higher than February 2013’s 12-month period. For condos, the median sales price was $165,000, up 9.2 percent over the previous 12-month period.

Pending sales remained high, a good indicator of good sales in March, April and May. Inventory levels have been on the up and rose again in February 2014, “topping 5,000 for the first time since May 2011 - almost three years ago. The low point in the recent market was in July 2013 at 3,747 - about 34 percent lower than the current level.”

A waterfront view is the number 1 parameter we receive from our internet customers. There is plenty of water in the Sarasota area from Casey Key, Siesta Key, Bird Key, downtown bayfront, Lido Key to Longboat Key. Real estate prices are premium the closer you get to the beach -- Gulf front is the leader with the Bay a close second. Many owners don't need to sell their properties, and thus deals are rare for outstanding properties. You can, however, still find a great property at much lower prices than the bubble years.

White sand beach of Lido KeyWith the real estate inventory levels low in Sarasota, you can still find some reasonably priced condos in beach areas. LIdo Key has 13 condos listed for sale in the MLS. These condos are on the beach, the bay and close to St. Armands Circle. A European-style beach community, residents and visitors have plenty to do: beach activities, swimming, sun bathing, shelling or just walking. 

In a 2013 article on condos under $400,000, our blog featured 31 condos for sale. Many buyers took advantage of the low prices on Lido and purchased a condo.  In that December 2013 post on Lido Key condos for sale under $400,000, we focused on condos in  Pelican Gardens, Lido Towers, Kingston Arms, Lido Regency, Lido Beach Club,  and Lido Harbor South. All these communities offered condos under $400,000 just two years ago. 

Currently, the Sarasota MLS reports 13 condos for sale on Lido Key under $400,000 and one listed at $400,000. Check out the buildings where there are still residences for sale at good values.

Riviera of Lido Beach: Just across from the Lido Public Beach, there is one two bedroom unit priced at $399,900. The rental policy is one month minimum, 12 times per year.

Lido Towers: Rental policy here is one month minimum, 12 times per year. There are three condos for sale in this building. The building is pet friendly. Prices range from $219,000-$389,900 for units under $400,000.

Lido Dorset: Walk to shops and restaurants on the Circle and the beach. There is one condo for sale in this building.  Prices start at $225,000. Weekly rentals are allowed so investors like this one. ...

2013 Sarasota Real Estate Market Year End

2013 Excellent Year for Sarasota Real Estate

Downtown Sarasota, FL Aerial ViewAs 2013 closed, the Sarasota Association of REALTORS posted another good property sales report. Total sales in the county for December 2013 totaled 920. Single family homes were the hot subject with a total of 621 sales. Condo sales were short of the 300 market by one sale. December sales were 16.9 percent better than the 787 November 2013 reported sales. For the full year 2013, Sarasota County had the second highest number of sales ever tracked in the MLS system at 11,184.

Median sale prices for single family homes and condos in December 2013 were higher than last December too. Single family home prices were $189,950 in December, compared to $165,000 in 2012, increasing 15.1 percent. Condos also saw a rise in price to $182,000 in December 2013 compared to $165,100 last year -- a 10.2 percent increase.

Inventory of properties has increased to a 10-month high totaling 4,417. In July 2013, inventory levels totaled 3,747 so more sellers are entered the market as prices rise. Our team has been involved in many multiple offer situations as well as negotiations with sellers who will not budge on price or contingencies.

"Overall, December 2013 was a great month for real estate in our market," said SAR President Peter Crowley. "Many of our winter residents and visitors seem to have turned their attention to buying and selling homes. This could be partially attributed to the recent news that predicts increases in mortgage interest rates in 2014. Also, as homeowners see their properties appreciating in value, many are no longer under water and are now able to put their homes on the market."

Sarasota Real Estate Sales: October 2013

Longboat Key beachfront condominiumsTotal real estate sales in Sarasota County slowed a tad after “large year-over-year increases over the summer months in October 2013.” Property sales totaled 818 in October 2013 compared to 793 sales in October 2012. Last month’s total sales of 817 were almost identical to the latest sales results. Of the total sales in October, 582 single family homes and 236 condos sold compared to 518 single family homes and 275 condos in 2012.

“Median sale prices climbed dramatically in Sarasota County in October 2013 compared to last October numbers. Single family home prices were up 11.6 percent ($185,776 this year compared to only $166,500 last year), and condo prices spiked by 20.7 percent ($175,000 this year compared to only $145,000 last October).

Monthly median prices are susceptible to swings based on sales at one end of the price spectrum. But even the rolling median price for the 12 months ending in October 2013 for single family homes was $180,000, up 22.4 percent from the 12-month median ending in October 2012 ($147,000). For condominiums, the figure was $162,900 this October, compared to $148,000 a year ago - a 10.1 percent increase. This means the overall price trend continues to move upward.

"There was definitely a shift in October toward single family and away from condos," said SAR President Roger Piro. "That might be a function of the price escalation, which was far more pronounced in the condo category. Also in October, there were fewer properties on the market priced under $200,000 than last year, and more priced above $200,000. So bargain hunters have had to adjust their sights upward, where there are more deals to be found."

Declining inventory has also been fueling appreciation in price....
